A big part of that is that more recent sales are predominantly resales instead of new sales, and in a neighborhood where the builder is still selling, resales will be somewhat discounted.

Depends on the bank, so call around - I have heard everything from 36% cap on the DTI to 38% to 42% (though that was when banks were lending to any "warm bodies" several years ago).

Kentucky is an interesting area. 80% of state in rural parts are either on drugs, welfare, or some form of government assistance/disability god bless em lol.Then in areas like Louisville we got "The First 48" van rolling around town daily filming bodies in chalk for our tv viewing pleasure.What areas or rent markets have you found successful in Kentucky?
