You might need to clarify the status of your license (if differences exist in CA) to get the same answer from two different government bodies.

You see I just lost my job of 35 years and so this is my opportunity to start again and so I am jumping into real estate with my whole body and mind.       

I've found all kinds of buy and hold info for out of state but nothing for what I am attempting to do.I'm looking into buying extremely cheap houses (REOs, HUD foreclosures etc.) out of state then selling them with owner financing.I have heard of people doing this and I did it myself years ago with not so gratifying results.

I restarted my journey as an investor with a few failed attempts and a few failed JVs.  

So as an attempt to intentionally enter the world of investing I’m looking to purchase another property that will produce great cash flow.

I really stuffed up things seriously in my novice little attempt.  

What I like to do is just use a standard one for my state and put additional information in an addendum contained within the body of the lease. 

Another example he gave was of a tenant who attempted to sue him.

Many individuals use IRA funds to invest 'off Wall Street' in an attempt to realize greater growth for the future.
