If you're worried about the liability issue, there is no need for an LLC, just get an umbrella insurance policy that will cover you (basically same thing as LLC).

I have a basic purchase offer contract and am comfortable with estimating offer pricing on my own.

You should really tackle this debt before you get deeper into real estate, because if we hit a recession, which we probably will in a year or two, and a few things go wrong like you lose a tenant or two due to job loss, and your property values tank 20-30% ... you'll basically be on the verge of bankruptcy.

My basic plan is to house hack, I want to find a good MFR deal in the Birmingham, AL market and use an FHA, or 203k, loan to finance my first investment by no later than December of 2019.
