I am awaiting my results for the Ca bar exam (fingers crossed), and I understand that if you pass the bar, then you are exempt from taking the college level courses for the real estate license exam.

Painted all surfaces, refinished hardwoods, put in new countertops, backsplash and bar top, rebuilt deck, new HVAC, added custom built-in desk and shelving.

This statement reminded me of the scene from the Cheech and Chong movie Up In Smoke.

But the path I had to take was obvious, so I put one foot in front of the other, signed up for some training and followed the instructions, and shortly after I was one of the top 3% agents in Milwaukee (and I actually don't think that is a major acomplishment, the bar is just that low!!)

If he saw me in a bar, he'd send the waitress with the most cleavage over to my table to deliver a round of drinks. 

To set the scene further, I didn't have much working capital to do this so this move was to hopefully break me into real estate. 

That's the ethical bar we (myself included as a lender) should hold ourselves to.
