It is hard to get anyone to any kind of a decision at one of those places, so unless they create a computer program to automatically pull and call the notes........

It's basically a cloud-based loan amortization software that not only calculates the payments, but can even collect them automatically from your borrower via ACH and email notifications to all parties when needed. 

That said, typically a Mortgagee will wait through the automatic stay and look for payments on the account on-going.  

I only rent my homes at open houses - I'll hold one, almost always walk away from it with multiple applications, and can pick the best one, rather than just evaluating one by one and trying to find a legal reason to deny a prospect who meets criteria, but that I just have that bad feeling about.I do not automatically reject tenants for felonies, but I have to see evidence that you've turned your life around.
