The people that I work with that do this the best have small, extremely targeted lists, and mail the list numerous times and much more frequently. 

Is there a really popular activity in your area with a certain audience that you might find in a FB group?

you may want to go to some of the RAREBIRD monthly meet ups run by some great guys and good audience ...also Brie Schmidts turnkey-reviews.com is a great site to look at virtually every turn key operator in the country WITHOUT getting jammed into a squeeze page... also I wrote an e book for out of state investing that you can download for free .. its on that site... keep in mind real estate is a Loooong game if you aspire to do it with the drip method IE rentals..

By participating frequently, you begin to see patterns/trends from other posters and maybe develop on whose opinions you give more merit to.

If a demographic is getting say 4 reviews a month that tells me its being rented frequently along with how many reviews to date. 

I have built up the following organically to a fairly large audience over the years.  

Lessons:  1) Don't like the answer, go elsewhere multiple times, 2) no mega banks, 3) work with a friend to fix small stuff that comes up, 4) VA loans can be used on more than one home so long as don't exceed the cap ($453K) however, VA funding fee is more each time and there are other rules to follow with intent and occupancy you need to be informed of  5) some mngt companies are passive in repairs, checkups and finding tenants (due diligence and ensure they meet your criteria instead of you meeting theirs 6) rental and appreciation markets vary drastically from place to place...your #s and analysis must adapt to the area, 7)  around a bustling base or post...use creative marketing to attract your target audience because you speak the language to a large portion of the people coming and going.  8) If you use mngt company...help them succeedThere are allot of scam artist companies that capitalize on the dependency of a relocating Mil families...while giving poor service with a smile just to sell something. 

My first action would be to immedately install sealed ten year lithium battery smoke alarms throughout the property and institute a frequent inspection program to ensure that they are not interfered with.
