Since this portfolio consists of two parcels, it'll be very difficult going through underwriting.   

After about a year of this one day i was speaking with a couple of guys i have literally known forever, turns out they where both interested in RE as well, one was a master on the  financial aspect the other the rehab. 

One thing I did was connect with one of the best in the industry and spent a lot of time learning from him on every aspect of the business.

I have a 4 property portfolio property consisting of a bed and breakfast and 3 homes which have been vacation rentals.

With a history of consistent payments they are not squatters but month to month tenants. 

I can now buy a property anywhere and remotely control almost every aspect of it to protect it or even rent the apts out without necessarily being there, by opening locks remotely, etc.Something to think about!

There are always multis in the area up for sale and with the consistent development in this area you can find a good deal with some upside in a few years if you're planning on house hacking.
