But as Kodie stated, you will need to be cautious on how the offer is written and make sure you did a thorough job of explaining the deal to your hard money lender so they do not back out and you lose your EMD.

Many companies I found do not want to cover a lot of homes because of the items you stated but with that the hurricanes and also in florida many roofing companies have done the "I will replace your roof for free, just let me deal with the insurance company".
