You can't apply the cost of the refi onto the first property as a way of "hiding" it from the 2nd. 

Often in Worcester they call the roof "historic" so you have to apply for a waiver to replace it with asphalt shingles if you want to do that.

Adverse possession likely doesn’t apply here as in most states that requires that the other party has been paying the property taxes.
