That is likely true for many agents as the work load vs the commission amount may not align.

It really puts in perspective how you are living your day to day life and for you to make sure that aligns with your goals.

Most common problems I see people have with their property managers seem to stem from the fact that the incentives are not properly aligned between the manager and the owner. 

Think of schools that offer trades apprenticeship programs (electrician, powerline, carpentry, etc) and then align your thesis to coincide with what they do and how they do it.

Hey @Max Ripley, as you begin to grow your real estate portfolio make sure to interview a few CPA's and find one where your interest align.  

Definitely start looking after you buy one so you can align on how they like their paperwork, if they have any templates etc. that will save them time as they tend to charge by the hour 

It's framing it from the tenant's point of view in a way that has their best interests aligned in giving them ample time to find a place to live and not holding it against them for moving early.

Make the marketing of YouTube Instagram and the podcast more aligned.

So as a passive investor whether it's flips or holds you need to really align yourselves with professional organizations with a track record.

BRRRR is always a good idea if it aligns with your ideal real estate investment strategy, the market doesn't matter.
