If they go out I can raise rents to still below market a little for a good deal to a tenant but after my lease up expenses still have additional equity and value to show for it.I shake my head at buyers buying Popeyes with some small franchisee that is 6.2 cap rate versus national grade credit at 5.9 cap and that Popeyes paying market rent.

Since we purchased it, we brought power back to the property currently set up as 2 RV hookups and additional outlets on a backer board (for a total of 200-amp service), had an RV pad and driveway put in, and had the developed year-round spring well brought back online - there will be a pump house built near the backer board this Spring (1st photo).

Title companies need to insist everyone use a trusted notary, not just any random remote notary, and take additional steps for any remote closings such as holding funds in escrow after any remote closing until they can 100% verify that they’re not going to be wired to a scammer overseas.

Tax certs  have all sorts of additional process's to claim ownership and are far more complicated depending on the state and or jurisdiction.

@Jessie DillonAnother "it depends" personally I prefer an open credit line and at least 3 months in reserves for my own comfort.

I have not read the book but I have done many sub 2's over the decades and for us it was just a standard purchase contract and when it says additional terms we just described that we were taking title subject to the existing debt or which debt would remain on title.
