Hi Kelli,As a former insurance agent (for Nationwide Insurance) - when loss occurs, nobody complains for having too much insurance. 

If inventory is low, demand will be higher and fewer price changes expected as a higher price will be more stable.You can't avoid market demands or market risk in RE and the effects will occur over time with most housing inventories.

so the thought that lawyers are going to come a calling I don't get.. especially if you just own a few properties  Attornies WILL NOT take these case on contingency they only take  clear cut cases like traffic accidents and disability type deals or some high profile stuff..

This is not exactly brokering because the list is being sold, just like a newspaper is sold to a tenant prospect with a list of the newspaper's published rental ads.Brokering occurs when a fee is collected (only) for matching up the tenant with the landlord.

What also has occurred to me is that starting this fix and flip business could ultimately end up allowing me to earn as much (or hopefully even more) than I'm making in good multifamily years.  

I'm expecting it to take around 5 - 6 months to clear and for them to be issued with their LPR.Once this occurs I'll be saying goodbye AUS  , Hello USA!

This change has occurred in lock-step with the growth of suburbia.Elsewhere in the world you can find very livable cities - you go to your neighbourhood grocer, butcher, baker, etc - instead of making a pilgrimage to a 6-acre warehouse on the outskirts of town; your kids go to school in the neighbourhood rather than spending an hour on a bus twice a day {BTW: Public schools in many places are the better ones ;)}.  

Bad weather, accident (even in the opposite lanes), etc. and I'm an hour or more travel time. 

When my dog was a puppy he had accidents in the living room carpet.
