I find that my rentals in the far outlying suburbs all tend to get tenants from Zillow, but my stuff close in close to the city or in the city tend to be Craigslist.I dont like that a lot of the listings, whether for properties or for rent on Zillow tend to be outdated...so it looks like there are more rentals available than there really are.

At one property I own that's high traffic (with a bar across the street) it's a shame because anything decent gets swiped and I know if I provide my tenants with a picnic table the bar patrons will sit on the table and cause late-night disturbances (heck, they've left empty bottles on my tenants' front steps).

I think the suburbs have been offering slightly better returns than the city itself, but even here the inventory is pretty low.

Not sure if you're still working on this, but Todd Bukaty with nbkc bank in Kansas City (if you google "Todd Bukaty nbkc" he's the first thing to pop up) was able to help my sister with a refi on their rental property in ATL, and they have very low income.
