Be the Property Manager and the repair man: Basically you're the RENAISSANCE man and if this is your first home I would for do this for not only saving money but for the experience and skills to know who to hire in the future.4.)

Id recommend reading a few of those to really hone your skills.

Covid- due to shortage of cargo ships. 

In my areas there is a shortage of GOOD housing stock for tenants, many other landlords are slumlords, but if you do a good job, have the RIGHT MANAGEMENT TEAM in place there is money to be made (but its not easy, if it was easy everyone would be rich).

Many of them are incredibly skilled at manipulative techniques to get you to buy their programs. 

I'd have to sell and see the projects to completion, which will be a great skill to use on my own flips.On the other hand, the IT industry has potential so leaving it doesn't seem like a good move.Any thoughts are appreciated!
