First decide the area(s) of interest to you as an investor - both geographically and the type of investment (SFR, small / large multi, storage, etc).

I am open for single family, condo and multi family options. 

It seems that when listening to Bigger Pockets podcasts, I hear the same logic, both from the hosts and the guests (mostly), that as a midsize (5-20) multi unit investor, Cash flow plays a secondary role to appreciation.  

Are you looking to jump into the multi-family space immediately or start with something smaller? 

However, if you used cash from your HELOC and the property is in your individual name, transferring it to your LLC via quitclaim should pose no issue.

Too much redundancy is never good and suspect that's the issue you will run into.

It is my opinion that sponsorship groups that are struggling right now, but believe bringing pm in-house, are going to be in for a surprise when it doesn't solve all of the issues that they had hoped.

Also you need to figure out how you intend to cover inevitable property damage done by guests but there are plenty of solutions for that in the marketplace where guests pay a flat fee per reservation in lieu of a deposit and you get covered for an assortment of potential issues (bad checks, credit card chargebacks, fraud, personal property damage, etc.)
