This report was released last year, so it may be a bit outdated. 

I've seen a nice stagnation of rent growth here recently (granted it is the winter) over the last 3-4 months in SFH products.

Lastly, we refinished the hardwood floors and painted the old brick fireplace white.

If and when it comes time to sell, you may also benefit from the IRS Section 121 exclusion which allows you to not pay any capital gains (up to certain limits) at the time of sale if you lived in the property for two of the last five years. 

That has dramatically changed in just the last two years.

My lender on the second home didn’t ask, but when I was PCSing, the lender for the last home asked.

I could feel it slowing down as we filled our last unit at the end of the summer.
