Hi Tom, usually those paper expenses or tax benefits aren't included because each investors situation is so radically different.

Or, what is so wrong with allowing the tenant to pay the security over a years time?

Or is so much cash readily available that having cash to make real property purchases no longer hold the cache it used to?

Since the standard deduction is so high due to the new tax  laws, it is thougher to itemize anymore.

That said, since the market is so active, I probably would turn away something higher.
