I do not see expenses for garbage, snow removal, lawncare/landscaping Finance: Where this is a residential property (<= 4 units) you will have to qualify for a mortgage at the 5-year fixed rate (5.34% according to BoC) with a 25yr amortization.

there's also no lease. they're month to month and i dont have to do any rehab to get it to 500 a month. he was a friend of the owner and took care of lawn and the snow removal which is why he was at 275

You did not include other expenses; Property Management 10% ($138), lawncare/snow removal, legal, accounting, marketing (at least another $138 for all those).I am inclined to agree with @Audrey Ezeh and the Ben Leybovich "Pig" designation.
