With this being my first apartment deal I am more unsure about underwriting this type of deal and was hoping to get somebody who is more experience in multifamily to look at the proforma, T12 profit and loss, and rent roll to tell me if I'm missing something or to let me know of things that I should be looking out for.

Most managers are on just these sites and perhaps their direct websites, but the others are realistically the primary source. 

We have never partnered before and have been talking about this with our new partner for years.This is the deal:345K SFH100k from the partner, (68K DN Pymt, 32K rehab)He is only an investor in the equation but wants to be a partner not the bank.

While this approach works in the early stages, there comes a time when consolidating all your properties' insurance into a single, scheduled program might be more beneficial.

(We'll go over that in our two high seasons and very under that in our low seasons but I'm always learning, lol.)

Very interesting thanks for sharing, how does this kind of thing differ form the chip manufacturing and server farms we are seeing in the midwest also?

One of the few multi family properties in this SF neighborhood that had gone up for sale in the last 3 years. 3 story on a large lot, 1952 build with great bones.
