Uploading direct mail, cold calling, texting & past lead lists can be really good starting points to direct your ads towards because it can increase your reach, keep you top of mind as well as start a relationship with these people that may not be wanting to text you back, answer the phone or respond to your mail. 

Some of the other homeowners down the road drive fast, as well as the fedex lady and mail lady.

TX evictions for non-payment of rent are very straightforward, and most of the courts in the Austin metro accept e-filing.

If so, print them out or send e copies along with a detailed letter explaining your contract-project based relationship with the individual as a response to the letter.Also, this so called friend would have had to file for unemployment and provide your info even though they know you’re not their FT employer so I’d use the term friend very sparingly in this situation.

I’m now selling a couple rentals I bought using direct mail and did the BRRRR method to put that cash elsewhere.Never stop learning. 

Call on “for rent” signs to ask if the owner has thought about selling, do direct mail marketing or cold calling to owners of properties in your desired area that meet your criteria, etc.Sometimes people even make deals with family members who were about to list a property or were thinking about selling, and are much happier selling to a family member once they knew s/he was looking to buy.

Now we're sitting at 6 properties total that generate a healthy monthly passive cash flow (mail box money as they say!).
