What percentage of monthly mortgage payment needs to be covered to be a smart move? 

I currently own a property under a USDA loan, which has $100k in equity and generates $250 a month in cash flow from rent.

I manage two single family residential, that are low maintenance and collecting 10%-11% cash flow.

MF houses provide improved cash flow, economies of scale, and faster portfolio development, but they may not appreciate as quickly.

@Redgy Saint-Germain I'm currently in the process of a 203k loan and my mortgage officer said they would apply the left over balance to my mortgage balance as a principle payment, but the monthly payment would stay the same.

Once you get a contract on a property go to the MLS and find all the cash buyers in that neighborhood for the past 3 years.

-Portfolio loan unwritten and held with local credit unions-No pre-payment penalty and no PMI-Non owner occupied, this is a true investment property loan, and you can do up to 5 homes at once with it!

Just figure out if you're after appreciation or cash flow.
