There are people who invest for both reasons, and there are probably even more out there that I am not aware of.

Be aware that the properties in Arizona and Atlanta at those price points require more management that a B neighborhood or higher.

Now that I’m aware of that I’m looking to make another move, question is what do I do?

They may not even be aware of it now, but they are out there with a valid claim. 

I'm aware of things like the summer months will have to carry me through the winter months.

Hopefully there is enough information here that can help potential bidders at auctions not only on what you have to be aware of in terms of possible problems but also some creative ways to make more money on a flip.

The investing industry is really small - I don't know if they were aware that tenants can also be people of influence, lawyers, doctors, business owners and investors themselves.

Let's say the tenant/buyer approves of this, the attorney drafts and approves the whole contract for me and we're all aware the worst case scenario (i'm assuming) is tenant/buyer changing their mind and challenging with lawsuit.But assuming they DO NOT challenge..My question is - could the State of TX or other jurisdiction act independently of this harmonious arrangement and file their own lawsuit against me (the investor/seller), if they found something deficient in the contract? 

I have also met a few local landlords and they are aware that I may be interested if and when they plan on selling. 

Not to say those properties dont exist.... but its a war just to acquire them.
