I am interested to here from short term lenders - bridge loans etc about what software or processes you currently use to manage your loan book. 

First, what would you recommend for how to structure the amount of equity I would earn and is there a rule of thumb for this kind of thing?  

Another way of thinking about this is self-managing your property; you wouldn't report "management fees" in expenses and then have that portion in "self-employment" income. 

The tenant and I have agreed to extend the stay another 2 weeks. 

Someone else has warned about out of state investing and I would be very careful as you are quite a distance away so there is increased danger due to distance.
