I plan on buying a third property and renting out the second, after the 1 year occupancy requirement, but am wondering what should be in the buy box? 

When you know the buying process, the neighborhood, and how to find the property on your own, and are ready to buy another property: How can you avoid the 2-3% buyer commission portion going to an agent on an MLS listed property, without having to get your license and pay the costs of having a license?

They have all been there for years and want to stay in place for as long as possible.

Sales are up 6.3% YOY through July.  Median sales price is down 4.5% to $210K.  It will be interesting to see if volume increases dramatically with interest rate cuts.  

How much money do I need , what licenses , where to look for off market deals?

I'd love some input on what to do:I am a 40 yrs with a stock market investments of 350K trying to coast fire in the next couple of years.I just got a green card and moving to the US from Canada and looking at which accounts to invest that money in the US.But I am not sure I will stay in the US in 10 or 20 yrs.What do you think would be the best strategy to coast fire when you are not sure where you are going to be in your later years?
