I definitely feel bad for our society collectively, but I also don't think they should stigmitize us as landlords--who are really job creating entrepreneurs and small business owners.Us landlords are probably going to be the last ones that government and society will think to need help or assistance.

We updated everything from the roof, HVAC system, all flooring, all paint, turned the carport into a garage, all new kitchen cabinets and countertops, bathrooms were gutted and completely overhauled.

My average premium is roughly $1500 per property with a $1000 deductible.However, a buddy of mine recently had an electrical fire and his whole investment burned to the ground, so now I'm thinking I should have better coverage, but it's rather expensive where claims are paid on a replacement cost basis which would run about $2650As far as I understand it, my policy would cover a lot of the cost of replacing things like a roof or damage from natural disaster or fire etc... but not 100% whereas the replacement cost policy would simply cover all costs at the expense of devouring my cashflow.I'm just wondering what most people have and what someone would recommend?

Then maybe he might take you seriously.You need to remember that your dad worked the 40 years to get comfortable so that he can put food on your plate and put a roof over your head and clothes on your back.

Calculator factors CAPEX set-aside before and after rehab..are you handling any of the CAPEX during the rehab i.e. new roof, hot water heater, HVAC?

Should be evaluated by specialist.11) Water staining present on the ceiling in family room in main house where the roof seam meets between the main house, and un-permitted area12) A few closet doors have been damaged and need to be replaced.13) Another window needs to be serviced because it won't shut14) Need to add fire alarms to bring up to code15) Looks like the kitchen needs to be re-done16) Bathroom repair- fix some slight leaks, a couple toilets, re-do caulking in tubs, re-do flooring and base moulding17) Recommends replacing water heater, and HVAC.
