I went through a place today and the main floor and second floor were well worn but manageable.

How reasonable is it to negotiate for a 10-15 year balloon in today's market?

Pace is a good rental area for the $180K market, rents can be between 1400-1600 for that type of a place (look at school districts when purchasing as that will facilitate a better long term tenant and higher rent in this market).  

If they allow me to look at their financials back then, maybe it would be better today.

If the owners can't afford upkeep, they may have major roof, floor, plumbing, electric issues which at today's cost of materials to fix and update will cost so much more than the unit is actually worth.

Hi guys,Today I stumbled upon an off market deal that has some really great potential, it's a 4 plex located about thirty minutes from my residence; the issue that I have is that the 4 plex is seperated out into both residential and commercial units...there are 3 units upstairs, all three of them are 2 bedroom 1 bathroom apartments being rented out for $500/month each, and then a commercial unit downstairs that is being rented for $800/month.
