. =/  I start getting income as soon as I close which is a great thing.. and with that I guess I can make a plan to pay those credit card loans with (16% intrest rate on 3 of them) .. be patient and save to invest ..down the road ill apply for the loan for another property..but this time ill be prepared.

Just be patient and the right deal will come along, and it'll be well worth the wait when you over deliver and/or if a downturn comes around and you out perform those folks that were more aggressive in their underwriting.

May just have to be patient and wait for the delinquency issue to get cleared up so as to get the FHA approval back so I can sell the 4 units I can't rent or possibly go the owner financing route which I'm not thrilled about.
