What are your thoughts on the state of the market and potential growth opportunities?

My thoughts are to start with single family/duplex and look forward to advice and interactions from all who have experienced knowledge to impart. 

I thought about house hacking, but sadly homes in the area are like 300+. 

I can tell you that in every scenario where I"ve done something unique in an STR, the returns have been much better than I thought they'd be, but there was no data to support it.

I am happy to connect and share my thoughts on it, if you ever want to.

A little late to be posting but wanted to get some of those mid-night thoughts flowing.

My daughter will be going to college later this year and this has prompted me to begin in earnest learning about student housing with the goal of owning my first property by the time she matriculates.Who are the thought leaders and teachers around student housing here?
