With that said my main roadblock (no surprise) is initial funding for whichever investment I may end up choosing.

IF you have a loan on the property you may want to talk to whoever is holding the paper so they do not get surprised. you might check on legalzoom it is entirely possible you can do it yourself. 

But investors are definitely willing to pay more.I'm in close touch with several of these transactions lately and it even surprises me when these deals close.

You will be surprised what 3 years do for you, at which time you can change course, 1031 to a larger multi, etc...

Labor and material prices here are considerably cheaper than a lot of places, but I'm also lucky to have found a couple of good reliable "handymen" (a retired HVAC business owner, a carpenter who has extensive electrical experience, and a couple of not-so-bright guys who are surprisingly good at roofing but nothing else).
