On the surface of it, I'd say getting four units that rent at $450 for under 11k each is bound to cash flow.

I'd rent it for one more year, and over the next 6-9 months update anything amazingly out of fashion, fix anything broken, clean or paint anything dirty.

Since often it is hard to see that coming putting your money to work in some fashion is a hedge.

But what looks like crazy numbers on the surface has paid off well for some for a long time..
