We bought the condo before we started thinking about being real estate investors, and were planning to stay for at least 5 years and then buy a SFH.

My advice, if you don't have a lot of experience stay away from D class, and really avoid C class unless you think it is on the fringe of a B area and progress is headed that way.

That's too bad that you moved before using the $500K exemptionbut with the trade war that started in 2018,you might want to sell and stay in cash...

@Harith Naga I've been recommended to generally stay away from anything <$800/mo unless you feel comfortable about the location.

I'm flying down for a week next month, staying with a friend, and want to get a better feel for the market.

If everyone one could learn to live below their means, buy assets, shy away from instant gratification and have a little more financial discipline  we could all exit the rat race sooner than later.

Staying on top of where the deals are is challenging as it can change quickly but right now I’m seeing good deals in the West and Southwest areas of Fort Worth.

Truth be told I’ve overpaid on half of my 7 deals so I’m working on this discipline.

Psychologically they will likely not want to sign it unless they REALLY want to keep staying.
