Depreciation will continue to provide tax savings for years to come, of course.Appreciation isn't cash earnings, of course, until the property is sold, but it does factor into the overall wealth building opportunity in real estate investing.

I received incredible advice on my last post and completed a series of case studies in the SF Bay Area.I wanted to dive deeper into the community's recent experiences about renovation items with stronger ROIs and appeal to end buyers.

Looked at their website which looked like a 1st grader made it, state didn't have them listed, then found this at Sec of State. 

Past financials is only one part of the picture.
