You can do video walk throughs and use 360 panoramic views along with visiting the property if out of state.

We are about to close on a property soon in Philly and are planning to do the following work --Add HVAC, Add a full bathroom and add a half bathroom, Fix kitchen (keep same layout)My contractor is saying that (Approach - 1 ) - we don't need to pull permits.

I'm looking to do a blanket refinance of my current rental portfolio of 6 units (8 doors total) to access equity. 

I use private lenders to fund these deals and always looking for more lenders but what would you recommend I do with these deals that I cant do myself?

Now I'm more concerned about making a living and building cash and you can only do that through flipping, not rentals. 

How do you protect yourself from having the responsibility to buy the house you were "representing"?

Hi all, hope everyone is doing well and just wanted to introduce myself, returning  from 2005-06 when we did few flips (3) and few rentals (4) and learn some do's and do not's. 

Advantage being that you do not have to make a contingent offer if you find a house you really like....and/or it gives you time to move leisurely instead of in a rush.Anyone used this?
