I think you should write  a e-book (if you haven't yet).

I wanted clarity on this .. can your or can't youthe answer1. you cannot in any manner advertise a property you don't own.. that means e mail  craigslist your secret e mail list etc etc. 2. 

As I looked at the financials it looks stable and it seems to be expanding.

If anyone is interested in how this all plays out, I will be happy to post some more and report R&E figures, etc. 

I always ask for 30 year loans and usually get offered 10-20 year amort, but we all know that we are going to refinance in a few years anyway, so I always ensure there are no prepayment penalties (learned this one the hard way).Hope my thoughts help you get the juices flowing.

With that being said, present yourself as a stable person that WILL pay as agreed.

I try to always ha e my defensive strategies in place when investing and keep myself positioned for potential downturns.

The first step will b e the hardest, but I am sure that after I make a move, I will feel more confident in my capabilities and hopefully (fingers crossed) continue to make smart decisions.I know what you mean when you said the more research you did, the less confident you got. 

I would describe Athens as stable and consider it to be somewhat of a middle ground between Madison and 35810.
