Have a window that opens and have a screen on it.You can use plain tiles (cheap) and a trim of something really nice (expensive, but you aren't using many of them).

I would reject them for too low of an income; in fact, I won't even accept their application without them listing sufficient income - saves a rejection letter and other screening work.And remember, in this economy lots of jobs were lost, and those unemployed people have to get a new job, and might have to adjust their living expenses down if the income gets lower.

As far as renovation goes, I've found that I can ask a bit more rent, get much more intrest, and it makes a place easier to rent overall.I think you may want to recieve your Trent screening process.

If your screening properly, you should be able to find tenants that are equal to your current tenant in terms of paying on time and respecting the property.My story:My tenants moved in 2 years ago with the rent at $1200.

It's your job to educate yourself on what a good PM looks like and weed out the bad ones, just like you would weed out bad tenants with a comprehensive screening process.I'm the only property manager in my county that charges a leasing fee or lease renewal fee.

I did read the drug dealing tenant post and realize that while this is a possibility I think with better screening it is avoidable.Should I just find a mortgage broker and talk to them on the whole DTI issue?
