I hate wallpaper and agree with @Dawn Brenengen it really dates the property.However, since this is a rental, if there is no issue with any of the paper being loose or beginning to peel, I would have the painters paint over the wall paper. 

@Ali Boone Hi Ali, moving to the valley area, not sure exactly yet but around encino, ive heard you cant really find rentals until about 30-45 days before move in date (Dec 1 move in) so i havent narrowed down a place yet. 

If they pay before the court date it would still show up on their record as $0 gal (No dismissed).  

Well, I have yet another story to tell.I have been in escrow on a 68 unit apartment building in TX and the closing date was set for Sept 19.

In some areas garnishing paychecks is normal for child support to make sure the child support payment stays up to date.

My suggestion is that you set the close date for when they actually want to leave, then no problems.  

.- keep in mind that things like spices, towels, sheets, tp, paper towels, propane for bbq's, cleaning supplies, coffee filters, soap, have to be kept up to date, clean and refilled when you have weekly renters.
