You are getting an average of $1500 income/month, 8% vacancy, 50% expenses not including mortgage payment.If you round your tax rate up to 40% on the investments you would have to sell to come up with the down payment cash, you would need to sell about 35K of stock to end up with 21K to invest.If you LEFT that 35K making say 8% for 3 years you would have about 44K, take off 40% taxes and you have 26K to use.

next time say that the deposit is non refundable once they are notified that they passed the back round check.

Each round of negotiations and submission for internal approval for both lenders, is the same waiting time as a single submission for a house with a single mortgage.

I know that jobs are scarce there right now and underpaying too so an investment opportunity may help round out the kinks.
