I am looking at Zillow to find properties to rent.

It seems like I can collect rent with both and have tenants apply through both.

The home would generate over 2.5k fully rented out and fixed up really conservatively.

While the rent is guaranteed, I learned that the maintenance issues far outweighed any rent guarantees.Section 8 conducts yearly inspections which is great. 

Should I stop thinking about who would rent the units and focus on the numbers?

We use QB for accounting and Rent Manager for PM (I often feel like it uses us - although there customer service reps are great).
