We work with a lot of real estate investors who give us intel on who the top property managers are.

At this point I had found I was pretty good at finding and managing tenants so I partnered with a real estate broker and started managing for other investors.

They have to source off market product to make money and that requires time and expense.....but ultimately is worth it, depending on how many deals they hope to do annually.
