When you buy a home in an HOA you are signing a form saying you will comply, and trying to push these rules will only make your life harder.

Whatever we take out will be taxed as income for both federal and state (there is no 10% penalty fee). if we pull the full amount to pay debts and for downpayment on house, that pushes her into a high tax bracket where she would pay well over $80k on taxes.Thank you, YiLan Nelson

This growth and the people I met along with way are one of the biggest contributing factors that pushed me into real estate.

A lot of people seem to not get an llc because of the expense in some states it’s like 800 bucks a year to maintain it so they push just using your name instead of a business and then the other side says they have an llc for tax reasons when the reality is at this level being a single owner there is really no tax savings .the best argument for an llc is for asset protection .

I guess worst case scenario, if these tenants want to push back on the sales price then we may have some room to push back on the financing terms. 

In my case, although I'm looking at what I consider a good deal (in terms of numbers), I'm just not comfortable with the level of crime I'm identifying - I think it's pushed what I considered a C/C- neighborhood firmly into D neighborhood territory, which means it's out for me.If I had considered that it was going to be on the line between C/C-, I would have asked my prospective property manager to take a look (the property is an out of town investment for me, although I'm familiar with the city I'm looking in). 

I would just have it pressure washed.

Doesn't sound like you are there, but have your ducks in a row before push becomes shove.
