I have participated in two rehabs with a mentor, I've had 5 under contract, they all fell through because of bad info on the sellers part or something in the deed that clouded the title.

First give this tenant lease violation regarding high traffic to unit.Next put all tenants on a Crime Free / Drug Free Addendum send it out so they can sign and return with August rent.Put tow away notice in your parking lot , unathourized cars towed.. so get update for all your tenants of current cars and get a sticker or tag for them so they have their cars properly ID so they won't get towed.Document any and all infractions, and consult with your local safe officer from your police department about suspected drug / prostitution / who knows activity by this tenant. 

It fell to low $140s.  

It seemed like it was going to turn around in a major way with the waterfront and that fell by the wayside for many years until locals started renovating the avenues business district and turning nothing into something. 

I was fully engaged in Real estate sale and lending in the late 80s early 90s in the bay area.. one of the tipping points or actually two were the earthquake and the war.. first gulf.. war.. economy came to a half.. people panicked and stop buying which fed on its self.some of the high end in the bay area actually fell 50%...

@Nicole Heasley I renovated my condo earlier this year and everyone who saw it fell in love with it. 

I unfortunately couldn't justify coming up with the additional money out of pocket and the sellers weren't willing to wait for another lender so the deal fell apart. 

Our friendship fell out and I had to start looking elsewhere.

Would the enzyme destroy the mark where urine fell, so that one does not need to spray the same place again?

I say kinda because I missed end of trading session to clear position and lost the profit's I booked as it rapidly fell off a cliff from there.
