However, when matched up properly with an investor there is a great synergy.

If the landlord is paying for utilities on a month-to-month tenant, and he wants to change the terms of the tenancy and have the tenant start paying for utilities, I see nothing in this new law (and certainly any other law) that says that can’t be done with proper notice (30 days in California if there’s no lease and they’re month-to-month).

So I'd just pair the bills up and see where the rates differ.My guess especially being in the NE, they likely did public utility projects related to drainage and sewer to eliminate combined sewer and flooding issues.

I just want to make sure that this is realistic for those who know how to find a great deal, understand how to properly run a business, and have the money to accomplish it.If you've read this entire post, please provide your feedback!

@Paul Moorer @James Wise Yeah... so wholesaling without a license is not illegal if done properly... and there are many state to state intricacies that can effect how you have to conduct your business, there's no Federal law on brokering Realestate LOL.

We prefer the suburbs but are looking into Cleveland proper now as well. 

But were "hoping", with the proper reovations we can increase the value to sell for atleast 200k.
