Being a professional flipper in America’s number one real estate market (48 house done to be exact)  and coming acrossed the many ppl that I’ve encountered that were slighted or feel slighted in the industry by these teachings, I just wonder if I can do good to anyone by teaching the honest brutal truth about how hard it actually is to become a mugel Flipper.?

Thats what I see most of the time.You are not doing something wrong you are trying to protect yourself and to avoid any title problems in the future.Basically you are buying the property that simple.I'd call the county clerk and ask about which site to use to search the records...that way you can do your own search not saying professionally but at least sometime you can find some liens on any property interested in like labor liens, child support, abstract judgments...etc could save you some time and $$$ by filtering your targeted properties before doing the title search through title abstractor.Some times I offer the former owners some time to leave like few weeks so I dont need to pay them alot and get them sign a short term lease with zero rent with waving their rights to fight any eviction and giving me the right to get the writ of possession right a way once the short term lease ends without giving them any eviction notice.Hope that helps.Good luck to all

Handling it professionally while still having a heart saved me money, helped me keep a good tenant relationship, and avoided an eviction and turnover.  

Or do I keep holding out looking for a strictly commercial firm that will train a new agent? 

You find motivated sellers same way a wholesaler would, however now you are seen as a professional & you have 1,000's of other agents at your disposal to help you market for buyers.......Sound a lot better than blasting up craigslist ads & praying you sell the house in those 30 days before you loose that earnest money?

I think there is some fans that will tune out and that will trickle down.. when teams are bad they dont fill the seats.. when they are good everyone is on the band wagon.this is the big question with Raiders coming to Vegas .. but Portland has but one professional team..

A few prospects are on the horizon and I am looking to network with professionals with experience in financing and construction in the area. 

To me, there is both a legal way to handle it and also a "professional courtesy" way to do so.. 

There are a lot of “professional tenants” in EGP.
