Just switch loan products if you need to.

This election has valid reasons, but its side effect could be what you described.

reach out and talk to hard money lenders, realtors, contractors and they can answer questions about their loan products and real estate areas in your town etc.  

I’m considering reworking the existing downstairs addition to be 2 stories in order to add a second (full or half) bathroom upstairs and/or doing something more productive with the wasted community space connecting the stairs and upstairs BRs (i.e. - add a bathroom there or create a 4th BR).

I can really envision the end product and am full of ideas.I used to religiously watch all of the house-flipping shows, but over the years I've heard a lot of negative things about flipping houses so I don't know what to think of it anymore.

A home of that value (especially once renovated) will attract high-end renters - usually difficult to find and keep unless you provide the best of the best products and services via property management services.

I didn't really know much about them until listening to the vets describe the product as well as the returns. 2 weeks after listening to those 3 podcasts I am annalyzing a deal 40 mins from my home in Norman, OK and if everything looks good I'm gonna pull the trigger.

It would be the same as it would be over a 6 month timeline...whatever the lender's refi product us setup to do.
