Defining a REALLY great deal is going to be very difficult in this market for at least the next 18 months as it will be very difficult to predict where the bottom will be.IMHO, oil will remain below $50 for the next 2 years. 

That way they are more familiar with the way you operate, which in turn reduces errors and processing times, and you get a more predictable, and hopefully less stressful, result.

The reason I like private lending as investment for my retirement funds is because it is totally passive, good returns (I average 10% annually) the risk is lower, the returns are predictable, virtually no expenses with this type of investment and you don't have to be concerned about self-dealing compared to owning a rental. 

The best way to do this is to identify individuals and other sources you feel you can trust, who have the capability and resources to predict these numbers down to the last penny.

I just don't believe that the company made this prediction without even seeing your property and then will deliver for just $2000.
