I guess if you are one of those speed typing types then you could handle 5 conversations at once.  

The conversations quickly turn from the greatest medical device to the best RE deal they were offered or involved in that MADE THEM THE MOST MONEY on the "Group Home" they rehabbed....

In either case end the conversation with "I'll see what I can do."

Now that your under contract you definitely have a little more power, especially with it being on market for so long.

Ridiculous.My suggestion would be to keep it more conversational on the initial call and ask more open-ended questions.

The cities can issue all the citations they would like but they have little real power to force compliance.

When I don't like about this conversation that you giving us is that the tenant seems to be bossing you around a little bit, offering you a low price.
