One is that when you are highly leveraged, if the economy turns and you can't cover your bills because you lost your job, can't pay that mortgage while it's vacant or have multiple vacant properties, you are not in a great position and are likely to lose it all.On the other hand, if you are either a) not highly leveraged, using cash instead so you have no payments to make in a worst case situation or b) you have moderate leverage that is balanced with hefty cash reserves that you can use to carry your operations for years to come or even pay everything off...thus suddenly eliminating the risk you carried previously, then you are in a much better position.

(real case)But I'll take any day someone who filed bankruptcy for medical bills - people not going to die because they were not able to pay $100K for a surgery.That's why I meet every tenant and talk to them about everything: job, family, dogs, weather.....lolI want to get their character and life in general.I almost took application from a woman - she was nice and sweet and her income was sufficient with no evictions etc.

It is very easy to look to your property management company for blame and if this is the way that you feel I do apologize and assure you that we do everything in our power to place good quality tenants that will stay and pay - but there is no way to guarantee that … nobody can.
