My plan if i get the properties will be to Buy, slightly increase rents (as they are currently 200 behind market,) as tenants move out, renovate the properties with my BRRRR team in between ongoing Single family homes.       

The question was not whether I should create an LLC or if I should reconsider my plans, etc. 

For the most part, it's probably pretty close to a wash in the short run, but your long-run plans will have more impact.

If not, in many instances it does not end well: while hope everything goes good forever - always good to have a what if plan just in case

Good management companies will have departments, processes and strong talented people running it.  

I figured build the house, rent to section 8, pull out 75% and repeat the process.

The whole process is simpler and just makes more sense. 

I know the local market well and can guide you through the process of finding the right property or selling yours.

In terms of advice, it seems like you have a solid plan of what you're looking for so I'm not sure what else I can add other than I think it's a great idea.

Oh yeah, back to house 2 real quick, i added a 2nd bathroom and since all the rooms had door ways meaning it wasnt an open concept floor plan, i was able to add a 5th bedroom. i than started renting out every bedroom in that house while mainting one as my own.
