I would be more concerned with what a tenant needs than the appraiser.

I assumed it was an installation cost concern, but just wanted to double check.

I do have some concern about the state of the US economy and trouble ahead which could require something like a foreclosure, but I think the company would be loyal to their clients as we go through something such as that.

Cash flow is what you need to be concerned with. 

I would only be concerned with the lower estimate if they demand payment up front.

Main reason was it needed too much work/money but I was also concerned that it could take months for the bank to approve. 

I would be concerned about what they would do to the apartment before leaving.

I would find a quality commercial agent to address all areas of concern.

The property is almost fully rented however i am concerned with who the tenants are..Property could use somewhere around 20k of work.. 

My concerns are as follows, does anyone have experience in or near Jackson with fix and flips, rentals, or even being a real estate agent.
