I am wondering if i am being too conservative on some costs.

Based on rental income would be great since I'm self employed so minimal documentation is best for me. 

However I would not fund a deal based on a rezone unless it was a screaming deal and it could be sold as is for the current use so we did not lose money.

It is right on the muni bus line, and there is no need for a car when you can easily walk a block or two to so many amenities.For some people, co-housing is a lifestyle choice.

I'm leaning toward the RV Park AND Self Storage just to be diversified. 

We have aprospectuve Tennant who's employer will be covering their rent for their 12 month contract.Anyone dealt with this before?

If any new investors are interested in working with me so we can share what we have found or if any experienced investors have any wisdom they would be willing to share it would be greatly appreciated.
